Las Ventanas is one of the most organized communities on the coast. There is a dedicated HOA management company who takes care of the staff, gardening and maintenance of common areas and common assets such as the water treatment system, federal zone, reserve funds, and more.
There is a nice ocean front pool area with a jacuzzi, ocean front deck, and a large sand area stretching the whole community on the ocean side. The surf out in front is gentle and great for beginning surfing or body boarding. Whales do swim by during the migratory months.
There is 24 hour security with a gated controlled entrance.
The HOA fees are $341.44 usd per month, paid quarterly to be $1,024.31 usd.
THE GENERAL AREA:
Las Ventanas is located 50 minutes south of the border.
There are plenty of restaurants nearby. There are gas stations, plenty of places for groceries including a local Saturday market down the street and big supermarkets in Rosarito.
There is a highway ramp about 1 mile away too.
Clear title is currently held in an escritura, deed, which can be easily transferred to a bank trust of another escritura. All taxes and bills are current.
This home is offered for cash with no owner financing.
