Palacio del Mar: High-end oceanfront development

If you come to Baja often, you have likely driven past Palacio del Mar, the high-end oceanfront development with two tall towers that stand out from the surrounding coast, just south of the dunes of Primo Tapia.

Palacio del Mar started its development in 2006 when the real estate bubble was at its peak. Back then there were development start-ups up and down the coast, to supply the high demand for ocean view properties. However, once the market reached its lowest point, many of these developments could not finish their projects. The derelict towers that can be seen along the scenic road from Rosarito to Playas de Tijuana are reminders from that time.

Palacio del Mar: high-end oceanfront development

Fortunately, Palacio del Mar did not share this fate. The firm in charge of Palacio del Mar has been working in residential and commercial real estate for over 30 years. This Mexico-based group prides itself in being committed to excellence, offering the highest quality, most luxurious properties in the market.

“Tower I and II were both under construction when the market started declining” Beba Cabello, co-broker of the real estate company Baja Open House says. “The developers picked up on that quickly and came up with a solution to deliver what was promised to their buyers and help them protect their investment, as well as to brace themselves for the crash.”

Palacio del Mar’s solution was simple: Besides pouring the concrete to protect the structure of Tower II, they also finished and delivered Tower I for everyone who was still interested in having an ocean view condo in Baja, with the promised high-quality materials and amenities.

Beba continues “with the Saint Tropez tower nearly sold out, the developers have now opened up presales for their second tower: Marbella; and as expected, they have raised the bar again with new finishes and features.”

Some of the amenities planned with the delivery of the Marbella tower will include an onsite oceanfront Bistro, an Infirmary (On-site first-aid services), a convenience store, an Arts & Crafts studio, and a Ballroom too, bringing back the elegance of the good ol’ days.

To better describe the attention to detail that Palacio del Mar offers, their amenities can divided into these three categories:

Amenities for Daily Enjoyment

The longest oceanfront infinity pool on the coast, year-round sandy bluff with palapa-top shade, an indoor semi-Olympic sized swimming pool heated to a pleasant 80° F year-round, oceanfront gym, children’s pool, steam room and sauna, large oceanfront jacuzzi, 30-seat theater with surround sound, climate control, and HD satellite connection, 24-hour security, private beach access, and more.

The infrastructure

These behind-the-scenes amenities include a generator, so if the power goes out in the area, the whole building will still have electricity. There is a potassium water softening system that supplies water to every condo. There is a large service elevator, in addition to the two elevators in the lobby. There is a trash chute on each floor that leads to a refrigerated trash room to avoid any smell or bugs. The building was constructed with over 60 pillars that go down straight to bedrock as this developer has experience building in Mexico City. There are reserve water storage tanks, an on-site water treatment plant, and an up-to-date fire alarm system.

Resident Services

Palacio del Mar also offers concierge services, cleaning services, maintenance staff available for homeowners, and bill paying and mailing service at the 24/7 manned front desk. But one service that you might consider to be an exceptional difference maker is the shuttle van owned by the owners. So if you and your guests want to go wine tasting in the Guadalupe Valley or be picked up at the San Diego airport, you can reserve the Palacio del Mar signature van and private driver.

All in all, Palacio del Mar continues to affirm itself as one of the highest end developments in the area and you will get to see more of it at the upcoming House Hunters International episode to be airing on HGTV this early winter. The combination of their top-tier amenities, the high quality of the materials and the excellent ocean views of Descanso Bay keep Palacio among the most desired oceanfront communities to live in Baja.
