This property is close enough to sleep to the sound of the surf and a short walk to the sandy beach (no rocks) at the north end of the community. There are concrete stairs to the beach and a nice beach bar/club.
Property taxes are $110 usd per year. The HOA fee is $130 dlls per month, pays for security guards 24/7, a full time gardener, common area utilities, landscaped park, care of two sewage treatment plants and upkeep of streets and underground utility lines.
The ownership of this home comes trough a Club Membership contract, 50 years remain. Castillos del Mar was established over 40 years ago as a Club. The owner of this land allowed signed members through a private contract the use of a portion of this property divided by lot numbers. The original contracts for the membership were written for 100 years. There are over 50 years remaining on these contracts.
While being a member of this club (signing a contract of purchase of such membership) you get the right of utilizing the improvements on the piece of land assigned by contract (a home). There aren't any lease payments due monthly or yearly to the landowners. There is a 6% transfer fee at the time of the sale of a membership.
