There are many oceanfront condos in Baja in a variety of developments.  They start in Playas de Tijuana and extend through Rosarito and down the coast to Ensenada.  Most of these developments are truly oceanfront and offer many resort amenities.  Some have sandy beaches, while others are cliff oceanfront.

In Baja, most oceanfront condo developments offer full title, meaning that you will need to get a bank trust, called a fideicomiso, if you are not a Mexican national.   Some of the units in these developments have liens against them, and therefore clear title is not available.  It is highly recommended that you find out which units have/offer clear title before you invest time and money.

Club Marena, Rosarito, Baja - El Descanso Bay

One of the premier condo projects along the cost is Club Marena.  They are located 15 minutes south of Rosarito, at a point of land known by surfers as K38.  Club Marena is a very popular surfing destination, and is an excellent community with well-manicured grounds.  Club Marena is equipped with two pools, a new club house, gym, parking garages, tennis courts, and a doggy park.  Prices at this time range from $300,000, to about $1,000,000 for a penthouse.

Another development just 10 minutes south of Rosarito is Calafia.  Calafia is about 200 yards north of the famous Calafia Hotel, but has its own property.  Calafia has villas and three condo towers.  There are two swimming pools, tennis courts, 24 hour security, a nice oceanfront walkway, and a sandy beach on the north side of the development that builds up during the summer and can get washed away in winter.  Prices range from $130,000 on the very low end, to $750,000 for the penthouses.  Calafia allows pets.

Playa Blanca is a Baja a sand oceanfront community located just 20 minutes south of the border.  The community looks like a Mexican or Mediterranean village and is small, cute, and boutique-like with only 84 units.  Since the buildings only stand 3 stories tall, you don’t need an elevator to get to your unit.  There is surfing in front, an oceanfront pool, and nicely maintained grounds.  One more benefit is that Playa Blanca is a bit older and therefore is less dense then other condo developments.  The price points are very attractive as well, ranging from $125,000 to $225,000.
